The opportunity to achieve a watersports centre of international quality was made possible by the release of the former RAF base situated on the eastern shore of Plymouth Sound.

Project exceptionals included an unsuspected tidal inlet that had been infilled, a reef of very hard mineralised limestone and the discovery of an unexploded 500lb WWII bomb during the foundation excavations.

The main public spaces, bars and function rooms open from the central circulation route. Residential and ancillary accommodation extends as separate wings. Upper floor terraces with outstanding views serve public spaces, bars and common rooms. The ground floor also contains a suite of flexibly planned function rooms.

The new boatsheds house storage, workshops and training facilities for many of the organisations based at the centre. These include diving clubs, canoeing associations and sail training groups.
